Profitability of apartment investments in Tashkent drops sharply

In January 2025, the profitability of investments in apartment buildings in Tashkent fell to 7.6%, a significant decrease from 32.4% in February 2024, according to the Institute of Macroeconomic and Territorial Research.  

The profitability varied based on location and the number of rooms:  

- 1-room apartments: In Mirabad, profitability decreased from 53% to -1.7%, while in Bektemir, it increased from 46.8% to 54.3%.  
- 2-room apartments: Uchtepa saw a drop from 27% to 2.6%, and Yakkasaroy decreased from 24.2% to 15.1%.  
- 3-room apartments: In Bektemir, profitability fell from 33.7% to -5.5%, and in Yakkasaroy, it dropped from 22.8% to 10.4%.  
- 4-room apartments: Bektemir experienced a decline from 37.9% to -7.3%, while Chilanzor saw a slight increase from 19.8% to 16.5%.  

The report also noted a general decrease in income from housing and rental prices across various districts. In Shaykhantohur, average income from housing prices dropped from 35.8% to -0.8%, and in Yunusabad, it fell from 30.4% to -3.4%.

In January 2025, annual rental income averaged 10% in Mirabad (down from 10.4% in February 2024), 9.9% in Mirzo Ulugbek (from 10.6%), and 9.8% in Shaykhantohur (from 11.6%).  

Additionally, investments in 1- and 2-room apartments, which were previously considered highly profitable, have also declined. In February 2024, their profitability was 35.6% and 30.8%, respectively, but by January 2025, they had dropped to 14.3% and 7.5%.  

This decline is attributed to the stagnation and slight decrease in housing prices in Tashkent.  

Earlier, it was reported that a guaranteed escrow system for purchasing housing would be introduced. Under this system, banks would manage the funds of buyers, ensuring that developers receive the necessary resources to complete construction on time and with high quality.
