5375At the end of August 2024, for the first time in several months, housing rent prices in Tashkent increased. This was reported by the Institute of Macroeconomics and Regional Studies.
According to the analysis, an increase in housing rent was observed in the capital in the last month of summer, influenced by several factors, including the anticipation of the new academic year in higher education institutions in September. During this time, rent prices for moderately renovated apartments in the region increased by 1.9% compared to July, and for fully renovated apartments by 0.3%. Moderately renovated 1-bedroom homes saw a 1.3% increase, 2-bedroom homes a 2.1% increase, 3-bedroom homes a 1.7% increase, and 4-bedroom homes a 2.5% increase.
Relatively low rental prices were observed in Sergeli (1-bedroom - $285, 2-bedroom - $348, 3-bedroom - $387, 4-bedroom - $460) and Olmazor (1-bedroom - $301, 2-bedroom - $359, 3-bedroom - $414, 4-bedroom - $471), while the most expensive rental prices were found in Mirabad (1-bedroom - $350, 2-bedroom - $445, 3-bedroom - $550, 4-bedroom - $736) and Yakkasaroy (1-bedroom - $349, 2-bedroom - $455, 3-bedroom - $585, 4-bedroom - $603) districts.
Average asking rent prices for fully renovated 3-bedroom and 4-bedroom properties decreased compared to July, while average asking rent prices for 1-bedroom and 2-bedroom properties increased. During this period, the rent of 3-bedroom houses decreased by 0.4%, the rent of 4-bedroom houses decreased by 2%, the rent of 1-bedroom houses increased by 3.4%, and the rent of 2-bedroom houses increased by 0.1%.
The lowest rental prices for fully renovated houses were found in Sergeli (1-bedroom - $335, 2-bedroom - $416, 3-bedroom - $501, 4-bedroom - $634) and Uchtepa (1-bedroom - $377, 2-bedroom - $437, 3-bedroom - $563, 4-bedroom - $669), while the highest rental prices were in Mirabad (1-bedroom - $456, 2-bedroom - $688, 3-bedroom - $1,006, 4-bedroom - $1,274) and Shaykhontohur (1-bedroom - $421, 2-bedroom - $715, 3-bedroom - $1,014, 4-bedroom - $1,279) districts.
