Alisher Usmanov’s Bavarian villa listed for record-breaking sale

A luxurious villa in Bavaria, once home to Russian billionaire Alisher Usmanov, has been listed for sale at a record-breaking price. According to the German newspaper Münchner Merkur, the property is being sold to settle offshore company debts.

The initial asking price exceeds $25.6 million, marking the highest price ever recorded on Immowelt, a German real estate platform that has been operating since 1996. The sale is being managed by Ulrich Cramer, an insolvency administrator, following a court order in the Bavarian city of Wolfratshausen. The court ruled that the villa must be sold to repay creditors of Tegernsee (IOM) Limited, an Isle of Man-registered offshore company that purchased the property in 2011 for $7.3 million.

The three-story villa, located in Rottach-Egern on the shores of Lake Tegernsee, spans 4,700 square meters. Usmanov reportedly rented the estate from Tegernsee (IOM) Limited for $78,785 per week after its purchase. Over time, he expanded his presence in the village, acquiring two more houses through other offshore entities—one of which was used exclusively for his staff, including security personnel, household workers, and drivers.

How Usmanov Came to Lake Tegernsee

Usmanov initially traveled to Bavaria for medical treatment in Munich, particularly for his eyesight. The billionaire reportedly admired the scenic beauty of Rottach-Egern, stating:

“The charm of this unique place in Rottach-Egern is that I felt like I was in Uzbekistan.” (T-online)

Since 2015, the offshore company linked to the property employed 12 staff members to maintain Usmanov’s Bavarian residence.

Legal Scrutiny and Tax Evasion Allegations
Currently, the Munich prosecutor’s office is investigating Usmanov for alleged tax evasion. Authorities claim that his presence in Rottach-Egern qualifies as residency since at least 2014, which would make him liable for taxation in Germany. Investigators argue that he spent several months each year in Bavaria, was registered in both Munich and Rottach-Egern, and therefore should have declared his assets accordingly.

Despite this, earlier reports regarding Usmanov’s financial dealings were challenged in court—a Hamburg court previously ruled that a German television report about the billionaire contained inaccuracies.

With its breathtaking lakeside location and history of high-profile ownership, this Bavarian villa is now making headlines as the most expensive residential property ever listed in Germany.
