Apartment rental prices in Tashkent increases again in September

In September 2024, the average rent prices for apartments in Tashkent continued to rise. According to an analysis by the Institute of Macroeconomic and Territorial Studies, rental prices for averagely renovated apartments increased by 2.8% compared to August, while prices for fully renovated apartments grew by 1.4%.

The increased demand for moderately renovated housing contributed to these price hikes. Specifically, the rent for 1-room renovated apartments rose by 2.4%, 2-room apartments saw a 3.4% increase, 3-room apartments were up by 3.2%, and the rent for 4-room apartments grew by 2.1%.

In terms of districts, the lowest rental prices for averagely renovated apartments were found in Sergeli, where 1-room apartments rented for $291, 2-room apartments for $363, 3-room apartments for $403, and 4-room apartments for $463. Almazor district had similarly low prices. The highest rental prices were recorded in Mirabad and Yakkasaray, where rents for 1-room apartments were $358 and $343, respectively, while 4-room apartments in these districts cost up to $721 and $631.

During the same period, rental prices for fully renovated 3-room apartments decreased by 0.9%, and 2-room apartments dropped by 1.1%. However, the price for fully renovated 1-room apartments increased by 3.1%.

The lowest rental prices for fully renovated apartments were also found in Sergeli, where 1-room apartments rented for $331, and 4-room apartments for $634. Uchtepa also offered affordable options. The most expensive districts for fully renovated apartments were Mirabad, where 1-room apartments cost $474 and 4-room apartments were priced at $1278, and Shaykhontohur, where 3-room apartments reached $1004 and 4-room apartments cost $1272.

It is worth noting that rental prices had already risen in Tashkent with the start of the school year. Analysts suggest that this trend was influenced by several factors, including the return of students to the city for the new academic year in higher education institutions.
