37018In 2024, the price of one hectare of land in Tashkent reached 352 million sums, according to the Central Bank's real estate market analysis for the year. This figure highlights a significant price difference between the capital and other regions of Uzbekistan.
For comparison, the average price of one hectare of land in the Tashkent region was 100 million sums, significantly lower than in the city itself.
The cost of one hectare of land in Tashkent has fluctuated over the past three years:
- 2022 – 263 million sums
- 2023 – 362 million sums
- 2024 – 352 million sums
Despite the slight decrease from 2023 to 2024, real estate prices in the capital remain considerably high.
Alongside land prices, the cost of housing has also seen an increase:
- New houses – Prices rose by 11.4% in sums and 6.7% in dollars
- Old houses – Prices increased by 6.3% in sums and 1.8% in dollars
However, compared to 2023, the real estate market's price growth has slowed, and experts do not anticipate any sharp fluctuations in 2025.
In a related economic indicator, the minimum monthly consumption expenditure per person in Uzbekistan has been set at 669,000 sums.
